Miami-based investment firm is refining its proprietary real estate platform through Miami-Dade investments while exploring partnerships across selected U.S. markets
LIBA Capital, a Miami-Dade-focused real estate investment and asset management firm, is advancing a technology-supported investment model designed to combine proprietary intelligence with hands-on local expertise.
Founded by CEO Akos Balogh, LIBA focuses on residential, small multifamily and workforce housing opportunities. The firm has developed its investment methodology through its own acquisitions and asset-management activity across Miami-Dade rather than relying on hypothetical investment models.
At the center of LIBA’s strategy is a proprietary platform that brings together fragmented real estate information, including property, ownership, transaction, permit, rental, insurance, flood and zoning data. The system is designed to identify relationships, uncover potential opportunities and risks, and support more comprehensive underwriting before capital is deployed.
LIBA emphasizes that technology supports rather than replaces human investment decisions. Its philosophy is summarized simply: “The model proposes. Principals decide.”
The firm’s proprietary research and underwriting processes are supported by patent-pending Decision Intelligence technology. LIBA says the platform can reconcile information across multiple sources, identify unusual situations, prioritize potential opportunities and generate explainable recommendations for review by its principals.
Miami-Dade remains LIBA’s primary market and the center of its direct investment activity. However, the firm is also evaluating opportunities to apply its approach in selected U.S. markets through partnerships with experienced local investors, entrepreneurs and operators.
“We are proving that approach through our own investments in Miami-Dade,” Balogh said. “As we continue to refine the platform, we also see an opportunity to work with strong local partners in selected U.S. markets.”
Any expansion would remain selective, combining LIBA’s technology and investment methodology with the market-specific knowledge, relationships and execution capabilities of local partners.
